8 Units per Acre?

How do 8 residences per acre strike you? That is part of the Five Star Development plan for the remaining 2/3 of the land of the Ritz-Carlton Resort property not intended for the resort. The resort will only cover roughly 30 acres while the plan is for 146 residences on 65 of the remaining acres.
How do 12 housing units along Lincoln Drive on about 5 acres sound? That's on the drawing board as well. Montelucia re-visited? Sound like tract housing?
What is the benefit to the town to have such high density? More air pollution, more traffic pollution, more garbage truck pollution, more water consumption, more fire and police protection required. So much for our Town character and open space life-style.
Let our Town Council know how you feel about high density in the residential portion of the Ritz-Carlton proposal.

Hi...I grew up on Mockingbird Lane near the corner of Cheney and Mockingbird. I remember when they built the Lutheran Church - on Hummingbird and Mockingbird - the stretch of Hummingbird to Scottsdale Road was a dirt Road...as was Bluebird. The Casa Retreat House wasn't as it is today. Judson School was where $8 million dollar houses are now! WOW - we wouldn't have imagined that 40 years ago! I live in a beach community in California now. You have no idea what density is like! However, we had developers that wanted to build - and residents got wind that the land - a block from the beach - was zoned for 55 condos per acre! That caused an uproar - there was re-call - special elections - public input - nothing has happend to this land here. You all need to meet with the developers and work with them. No developer is going to come into a community if they have to deal with angry residents - lawsuits - delays. Meet with them. It is YOUR community. You should have done this in the beginning. Developers will build as much as they can get away with. It is up to you - the residents - to say, "hey, this is our community - let's see the plans." You can work with them - to scale back. Let's say, they want to build 75 patio homes - well - maybe, get it to 45. Work on the set backs - the open space - the heights. if you get a big group together - the town staff - and especially, the elected officials ARE NOT gong to want to face an angry mob and recall. You really should have done this in the first place. However, get your group together - and meet with the developers - I'll bet they will be more than happy to meet with you. They want the project to go forward with no trouble. We used to play in that desert - ride horses in that desert - that was our world - so different than it is today. However, we always knew that that parcel of land would be developed behind St Barnabus Episcopal Church. I was sad when Judson School was torn down. Nothing stays the same in this world. It was the best place in the world to grow up - we were so far from the crazy world - out there - that was before McCormick Ranch - the only thing at Shea & Scottsdale Rd. was Mags hambun and Circle K. You could do a lot worse than a Ritz Carlton - just meet with the developers - and make sure that you get what you want. Smile be friends - and they will be happy, too. Just make sure you stand your ground on the issues you want. (and get it in writing).

One other thing: Set up a table in front of AJ's Market at the corner of Scopttsdale and Lincoln Drive. Have your flyers and petitions there. you will get many residents - going to the store there. Your blog is hard to remember - and not easy to leave a message - you might be discouraging some people
